This will include functionality needed to support the post-lease up process. This will be used by the tenants, developer staff and the agency staff. Functionality will include:

  • Capture unit levels details i.e. bedroom type, size, rent, AMIs etc.
  • Manage advertised developments through the lottery process.
  • Set up lotteries with a high degree of custom configuration.
  • Track all projects using a configurable approval workflow.

Housing Hub

This is a user friendly housing aggregator that will allow housing seekers to create an account accessible from any computer or mobile device with the ability to search and apply for affordable housing lotteries. The portal will:

  • Allow users to register and create an account for the web portal.
  • Support a multi-factor authentication process.
  • Support authentication using Google, Facebook, LinkedIn.
  • Allow registered users to complete a detailed profile.
  • Allow registered users to upload documents to secure folder.
  • Support hundreds of thousands of visitors a day.
  • Allow users to browse and search listed housing opportunities.
  • Recommend opportunities based on completed profile.
  • Indicate eligible units based on completed profile.
  • Support communication between applicant and marketing agent.
  • Generate alerts based on rule-based events.

Eligibility Determination Module

This is a scheduled system process that identifies eligible applicants for a lottery from the submitted online and paper applications. The process includes steps to:

  • Assign log numbers to applications using a randomization logic.
  • Generate waitlists of eligible applicants in increasing order of log numbers.
  • Use the set asides and preferences defined within the lottery to generate waitlists.
  • Compares the eligibility requirements of the units based on income guidelines.
  • Indicate the units within the lottery that the profiles are eligible for.
  • Stage the applicants within the applicable waitlists.
  • Generate a listing of ineligible applicants for the lottery.

Applicant Management Module

This is a flexible and role based applicant management interface for external users (developers and management companies) and agency users to review submitted applications. This allows the users to:

  • Access a listing of waitlisted eligible applicants.
  • Override system eligibility if applicable.
  • Review application details & request documents.
  • Review submitted documents & tag them accordingly.
  • Generate notice of acceptance or rejection.
  • Allow rejected applicants to file an appeal if necessary.
  • Allow eligible applicants to schedule screening appointments.
  • Capture screening details i.e. background checks,income verification etc.
  • Offer units based on eligibility and real-time availability.
  • Complete the lease up process for the offered unit.

Tenant & Property Management Module

This will include functionality needed to support the post-lease up process. This will be used by the tenants, developer staff and the agency staff. Functionality will include:

  • Ability to process rent payments.
  • Ability to initiate and complete lease renewals.
  • Ability to initiate and process annual and interim re-certification.
  • Ability to initiate and process right-sizing requests based on re-certification.
  • Ability to initiate and process tenant requests i.e. move-outs, move-ins, transfers, complaints, work orders, claims, inspections.
  • Ability to manage supportive housing requests.
  • Ability to initiate re-rental requests when tenant moves out.
